Projects ProjectsMarriott Hotel, Conference Centre and Regional Office – BirminghamCommercialCONTRACT – JCT STANDARD WITH CONTRACTORS DESIGN PORTION CONTRACT VALUE – Undisclosed Johnstone Projects, working for Purple Apple Management Ltd, on behalf of Unite the Union was commissioned to project manage a new West Midlands regional office, 800 person conference centre and a Marriott Aloft hotel. The project was delivered under a Standard JCT Building Contract with Contractors Design Portion. Unite the Union required a new regional office and was in need of a conference venue to house many events, meetings and functions to cope with their UK wide demand. The client was keen that that the conference venue was supported with hotel accommodation for visiting personnel. This was a large and important development for the union. They required experienced personnel to undertake all aspects of the project, which included managing client personnel, building contractors and hotel operators. Cost control was paramount. It was critical that correct procedures were set up, understood and implemented. Johnstone Projects ensured, under very challenging situations, that the project ran smoothly within time and within budget. The latter stages included the management of the Covid-19 pandemic. Johnstone Projects ensured that all key stakeholders were brought together to agree procedures that optimised the productivity of the site, combined with safe working practices in compliance with government directives. Read more...The Bryant Building – Great Eastern Street, LondonCommercialCONTRACT– Design and Build VALUE – £5 Million Redevelopment of a derelict industrial building in Shoreditch into a Grade A office premises. Johnstone Projects was appointed to provide Project Management and Employers Agent duties to redevelop an old industrial premises, previously used in the textiles industry. The building was in dilapidated condition. The works comprised of a new structural frame inside the building’s shell, primarily, to receive rooftop apartments at a later date. The design was sympathetic to the industrial heritage of the original building. This was achieved by designing open and exposed ceilings, including mechanical and electrical equipment, such as ventilation ducts, light fittings etc. Materials, in their natural form, such as concrete stairs, copper reception desk, exposed original brickwork walls etc, were used to celebrate the industrial feel. The completed building was well sought after from ambitious companies looking to relocate to the most popular up and coming area in London, which was eventually let to a global financial institution.... Read more...Willow street, Shoreditch, London – Eight Luxury Rooftop Apartments.ResidentialAs part of the growth of the enterprising and up and coming area of Shoreditch, London – Johnstone Projects was appointed on the second phase of the redevelopment of The Bryant Building, for the Developer, Darien Ventures Ltd. Further to the successful completion of Phase 1, Johnstone Projects successfully delivered 8 luxury apartments on the rooftop of the recently refurbished and occupied Bryant Office Building. The Developer then sold the asset to a pension fund on completion. Johnstone Projects assisted in successfully resolving complex party wall and rights to light matters. Furthermore, navigated the sensitive process of constructing on the rooftop of an occupied building tenanted by a high-end corporate financial institution. We also overcame the cumbersome issue of utility companies looking to connect to Transport For London’s Red Route.
